Condo interior design in Singapore: space-smart, rule-smart, built to last

Condo living asks a different set of questions. Floor areas are tighter, layouts are fixed by the developer, and every renovation runs through your MCST's rulebook before a single tile moves.

Good condo design is really about precision. Making a 900 square foot apartment feel generous, working around structural columns, and choosing finishes that still look composed five years on. Here is how we think about it.

What does a condo renovation cost?

Condo renovations skip heavy hacking more often than older resale flats, but design expectations and finish quality usually run higher. These are typical ranges we see for private apartments in Singapore.

Scope of workTypical rangeWhat affects it
1 to 2 bedroom apartment$35,000 to $55,000Compact kitchens, wardrobe walls, clever storage in tight footprints.
3 bedroom apartment$50,000 to $80,000Full carpentry, two bathrooms refreshed, lighting and feature joinery.
4 bedroom and larger / penthouse$80,000 to $130,000 and upPremium finishes, dry and wet kitchens, walk-in wardrobes, smart home works.
Light refresh (paint, lighting, minor carpentry)$15,000 to $30,000For newer condos in good condition that need personality, not surgery.

Ranges are indicative and depend heavily on scope, materials and your condo's condition and rules. New launches often need less work; older apartments may need rewiring or bathroom overhauls. We quote only after understanding your unit.

Working with your MCST, not against it

Every condo renovation begins with the management office. Renovation permits, working-hour restrictions, lift protection, deposit requirements and rules on hacking wet areas all differ between developments.

We handle the submissions and coordination for you. Our teams are used to condo logistics, from booking service lifts to protecting common corridors, so the work runs smoothly and your neighbours stay happy. That matters more than people expect, because you will be living with them long after we leave.

Making compact spaces feel generous

The best condo interiors are edited, not filled. A continuous material palette from entry to living room makes spaces read as one larger whole. Full-height carpentry draws the eye upward and swallows clutter. Mirrored and fluted panels bounce light into the middle of deep layouts.

Storage deserves the most thought. In a condo, every centimetre of cabinetry must earn its place. We plan storage around your actual belongings, from luggage to golf bags to the rice cooker, so counters stay clear without you having to try.

Balconies, bays and other condo quirks

Private apartments come with planning quirks: planter boxes, bay windows, structural ledges and air-con ledges that limit what you can change. These are constraints on paper, but they often become the best parts of a home when designed around properly.

A bay window becomes a reading bench with drawers beneath. A balcony becomes an outdoor dining corner with decking and screening that meets MCST guidelines. Constraints focus the design, and focused design is what makes small homes feel considered.

One team from sketch to handover

Condo renovations punish miscommunication. Tight booking windows for lifts and loading bays mean a missed delivery can cost a week. Because Quad.R Design designs and builds with our own in-house team, scheduling is coordinated from a single calendar and a single point of responsibility.

You get one project manager, weekly updates, and a home that arrives on the date we promised. For a condo renovation in Singapore, that reliability is worth as much as the design itself.

Common questions

Do I need MCST approval for condo renovation?

Yes. All condo renovations require a renovation application to your development's management office before work begins, and works must follow their guidelines on hours, noise and hacking. We prepare and submit everything on your behalf.

Can I hack walls in a condo?

Non-structural walls often can be hacked with approval, while structural walls, columns and certain wet-area walls cannot. Every development has its own rules, so we confirm with your MCST and a professional assessment before proposing any layout change.

How long does a condo renovation take?

Six to twelve weeks for most apartments, depending on scope. MCST working-hour limits can stretch timelines, so we plan the schedule around your development's rules from the start.

Is renovation worth it for a new launch condo?

Often a lighter touch works best. New units come finished, so the value is in carpentry, lighting design and the details that make a developer-standard interior feel like your home rather than a showflat.
